welcomeChasseur Realty Investors, LLC is a company which acquires, renovates and aggressively manages apartment communities, both for themselves as well as others. Our target markets include Georgia, the northern half of Florida, and the Alabama coast extending as far west as Mobile. Chasseur was founded in March, 2014, by Robert M. Dominy, who has previously managed over 40,000 units from Boston to Sarasota, and from Houston to Chicago. In fact, Mr. Dominy and the team of real estate professionals which he has assembled have managed, acquired, improved, repositioned, refinanced and disposed of apartment communities at substantial profits in virtually every major market east of the Mississippi, and as far west as Texas. We have recently moved our corporate headquarters to Valdosta, GA to be in the center of our target markets.

Chasseur Realty Investors specializes in making value add investments outperform. In addition to adding value through the installation of outstanding management practices, we also enhance financial performance through performing renovations, which at times can be extensive and where appropriate can be both limited and targeted.

The year 2021 has been an extremely successful year for Chasseur. Across our operations, our same store NOI has increased by 20.9%. We sold our investments in Memphis for a mid-twenties IRR. We refinanced Fondren Hill in Jackson, and returned 50% of all equity just 28 months after purchase. And we acquired four communities, all in Valdosta, GA. Those include 1700 Williams, 416 Baytree, 200 West Mary, and 1230 Sustella. All four communities are student properties, all are situated in “A” locations, and all are within walking distance to Valdosta State University.

Chasseur Realty Investors, LLC intends continue its acquisitions search in 2022. Our boiler plate is to identify assets in the $8M to $15M price range, value add communities, desirable locations, which offer a value add component. We are very comfortable acquiring in second tier markets, since we find that we can offer superior returns. And we also can offer above market returns since we generally acquire properties 150 units or less, thereby avoiding institutional buyers. Our targeted returns include 18% IRR and preferred returns in the 7% to 9% range.
